Development continues in Thatcher, Pima

Despite the economic downturn in Arizona, real estate development continues in Thatcher and Pima — although a few projects have been placed “on hold.”

There are 15 projects in Thatcher, and all but one are for residential development, according to information released by Thatcher Engineer Heath Brown.

The lone commercial project is the 88-room Comfort Inn, which is under construction.

A list of single-family residential subdivisions and their status follows:

• Quail Ridge, 115 remaining units under construction.

• Eagle Meadows, 11 remaining units under construction.

• Mountain View Estates, 110 units under construction.

• Heritage Park, 22 units under construction.

• Diamond Springs Estates, 14 units under construction.

• Spring Canyon Estates, 148 units proposed, final plat approved, on hold.

• The Village, nine units under construction.

• Who’s On First, four units under construction.

• Armel Cotton Blossom Estates, six units, final plat approved, on hold.

• Mountain Vista Estates, 192 units, final plat approved.

• Frye Mesa Estates, 21 units, preliminary plat approved.

One multifamily development — Howard Apartments — will have 36 units and is under construction. Two other multifamily developments — EAC Cota Town Homes with 175 units and Casa Blanca Condos with 192 units — began construction and are on hold, according to information from Thatcher.

About four miles west of Thatcher is Pima, which has four subdivisions on the books in various stages of development.

The 62-lot Ferrin’s Terrace subdivision on the west side of town has halted, but there is still activity on the three other subdivisions planned for Pima, Town Manager Gerald Schmidt said.

The 60-lot Alder Heights and the 19-lot Orchard Park subdivisions continue to sell lots, and the final plat for the 43-lot Green Gables subdivision will soon be presented to the Pima Planning and Zoning Commission for a recommendation to the Town Council.

    " The United States is going through a readjustment phase. Lenders gave too much to too many too fast. Then they gave nothing. Rate from the Fed’s is almost zero now. Interest rates for those who DIDN’T buy a home they couldn’t afford now have good credit. Lenders WILL lend now to show Congress that they are grateful for the cheap money they received. I am building a home in Pima at 5% interest on a 30 year fixed. Sure I have to put a little more down, but that’s what should have been required 5 years ago. "

    We will all see in just a few months the reallity of the situation for the Gila Valley. I would save every penny right now. Those lovely new houses will be worth far less in a short period of time. Just watch a see. You will be able to go to The Auction and get a really great deal. The whole State is affected. Jobs = Future. No Jobs = Bust. "

    " i can see one of the pima developments from my house. there are several homes going up right now and i personally know several of the families who are having homes built there. they are lovely homes--drive through the development and check it out! :) "
